The tenant improvement project was completed in 64 days using a Guaranteed Maximum Price, real-time constructability reviews, extensive planning, reconstruction scheduling, and best-value engineering. The fast-track schedule coupled with limited site access presented challenges that required careful scheduling and building information modeling (BIM). All work was completed in a directional flow so that each trade could follow another, thus allowing a continuous workflow where rough work and finish work would be occurring simultaneously. In addition, some work was fabricated off-site, freeing up limited floor areas and laydown space. What would normally have been a 120-day project was compressed to 64 days.
